What is Emergency Lights Certificate?
Landlords of HMOs, bedsits and blocks of flats with emergency lighting on escape routes.
Legal basis: Tested to BS 5266-1. Required under the Regulatory Reform (Fire Safety) Order 2005 wherever emergency lighting is installed on an escape route — common in HMOs, bedsits and leasehold blocks.
Emergency Lights in Hackney — local property context
Hackney has a large stock of Victorian and early Edwardian terraced houses, many of which have been converted into flats. The borough also contains significant post-war estate housing now in both the social and private sectors. HMO activity is particularly high in Stoke Newington, Dalston, and Clapton. Victorian properties in Hackney frequently have older wiring systems requiring EICR attention.
One of London's most active rental markets with very high tenant demand from young professionals, creatives, and tech workers. Our accredited engineers regularly carry out emergency lights certificate work across Hackney for private landlords, letting agents and HMO operators, and are familiar with the E2, E5, E8, E9, N1, N4, N16 postcode areas.
Hackney is outside the London Congestion Charge Zone, so no congestion surcharge applies here. We also regularly book Emergency Lights appointments in neighbouring boroughs such as Islington, Tower Hamlets, Waltham Forest, so if your portfolio spans more than one area we can usually coordinate visits on the same day.
