What is Emergency Lights Certificate?
Landlords of HMOs, bedsits and blocks of flats with emergency lighting on escape routes.
Legal basis: Tested to BS 5266-1. Required under the Regulatory Reform (Fire Safety) Order 2005 wherever emergency lighting is installed on an escape route — common in HMOs, bedsits and leasehold blocks.
Emergency Lights in Islington — local property context
Islington is dominated by Georgian and Victorian terraces, many converted into flats, particularly in Highbury, Canonbury, and Barnsbury. The borough has one of the highest rental market proportions in London. Many Georgian properties have complex original or partially updated electrical installations, and terraced conversions frequently have shared fuse boxes and old wiring.
A premium rental market with very high demand from professionals, media workers, and City commuters. One of London's most active buy-to-let markets. Our accredited engineers regularly carry out emergency lights certificate work across Islington for private landlords, letting agents and HMO operators, and are familiar with the EC1, N1, N4, N5, N7, N19 postcode areas.
Islington is outside the London Congestion Charge Zone, so no congestion surcharge applies here. We also regularly book Emergency Lights appointments in neighbouring boroughs such as Camden, Hackney, Haringey, so if your portfolio spans more than one area we can usually coordinate visits on the same day.
