Why older London properties need a new consumer unit

Many pre-2000s rental properties across London still have rewirable fuse boards or early consumer units that lack the RCD protection required by the 18th Edition Wiring Regulations (BS 7671:2018+A2:2022). These boards were installed when standards were less stringent and cannot be upgraded — replacement is the only compliant solution.

The problem with old fuse boards

What RCDs and RCBOs do

An RCD (Residual Current Device) monitors the current flowing in and out of a circuit. If there is an imbalance of as little as 30mA — indicating current is flowing through a person — it trips within 40ms, fast enough to prevent a fatal shock. RCBOs (Residual Current Breakers with Overcurrent protection) provide both overcurrent and earth fault protection per individual circuit, giving maximum protection and making faults much easier to isolate without disrupting the whole property.

Part P of the Building Regulations

Consumer unit replacement is notifiable work under Part P of the Building Regulations (England). Either a Building Control notice must be submitted before work starts, or the work must be carried out by a registered competent person scheme member who can self-certify.
