What is Emergency Lights Certificate?
Landlords of HMOs, bedsits and blocks of flats with emergency lighting on escape routes.
Legal basis: Tested to BS 5266-1. Required under the Regulatory Reform (Fire Safety) Order 2005 wherever emergency lighting is installed on an escape route — common in HMOs, bedsits and leasehold blocks.
Emergency Lights in Tower Hamlets — local property context
Tower Hamlets has one of the most diverse housing stocks in London — Victorian terraces and warehouse conversions in Bethnal Green and Whitechapel, large post-war estates in Poplar and Bow, and extensive modern high-rise developments in Canary Wharf and Wapping. The borough has very high HMO activity in Whitechapel and Stepney. New build compliance requirements are common alongside older residential stock.
One of London's most active rental markets driven by Canary Wharf employment and strong student demand from Queen Mary University. Our accredited engineers regularly carry out emergency lights certificate work across Tower Hamlets for private landlords, letting agents and HMO operators, and are familiar with the E1, E2, E3, E14, E98 postcode areas.
Tower Hamlets is outside the London Congestion Charge Zone, so no congestion surcharge applies here. We also regularly book Emergency Lights appointments in neighbouring boroughs such as Hackney, Newham, Southwark, so if your portfolio spans more than one area we can usually coordinate visits on the same day.
