What is Emergency Lights Certificate?
Landlords of HMOs, bedsits and blocks of flats with emergency lighting on escape routes.
Legal basis: Tested to BS 5266-1. Required under the Regulatory Reform (Fire Safety) Order 2005 wherever emergency lighting is installed on an escape route — common in HMOs, bedsits and leasehold blocks.
Emergency Lights in Barking & Dagenham — local property context
Barking and Dagenham has a high proportion of terraced and semi-detached houses built between the 1930s and 1960s, many of which are now in the private rented sector. Former council estates and post-war housing developments make up a significant portion of the borough's rental stock, and many properties pre-date modern electrical and gas safety standards.
The borough has one of the highest concentrations of private landlords in outer East London, with strong demand from working families and NHS staff. Our accredited engineers regularly carry out emergency lights certificate work across Barking & Dagenham for private landlords, letting agents and HMO operators, and are familiar with the IG11, RM8, RM9, RM10 postcode areas.
Barking & Dagenham is outside the London Congestion Charge Zone, so no congestion surcharge applies here. We also regularly book Emergency Lights appointments in neighbouring boroughs such as Havering, Redbridge, Newham, so if your portfolio spans more than one area we can usually coordinate visits on the same day.
