What is Emergency Lights Certificate?
Landlords of HMOs, bedsits and blocks of flats with emergency lighting on escape routes.
Legal basis: Tested to BS 5266-1. Required under the Regulatory Reform (Fire Safety) Order 2005 wherever emergency lighting is installed on an escape route — common in HMOs, bedsits and leasehold blocks.
Emergency Lights in Redbridge — local property context
Redbridge has a large stock of Edwardian and inter-war semi-detached houses, particularly in Ilford, Wanstead, and South Woodford. The borough has high HMO activity in Ilford and Seven Kings. Many properties have been subdivided for multiple tenancies, and older installations in Edwardian properties are a common area of focus for EICR inspections.
A strong East London market boosted by Elizabeth line access from Ilford and Manor Park. High demand from City workers and families. Our accredited engineers regularly carry out emergency lights certificate work across Redbridge for private landlords, letting agents and HMO operators, and are familiar with the E11, E18, IG1, IG2, IG3, IG4, IG5, IG6 postcode areas.
Redbridge is outside the London Congestion Charge Zone, so no congestion surcharge applies here. We also regularly book Emergency Lights appointments in neighbouring boroughs such as Waltham Forest, Barking & Dagenham, Havering, so if your portfolio spans more than one area we can usually coordinate visits on the same day.
