What is Emergency Lights Certificate?
Landlords of HMOs, bedsits and blocks of flats with emergency lighting on escape routes.
Legal basis: Tested to BS 5266-1. Required under the Regulatory Reform (Fire Safety) Order 2005 wherever emergency lighting is installed on an escape route — common in HMOs, bedsits and leasehold blocks.
Emergency Lights in Havering — local property context
Havering is an outer East London borough with a predominantly suburban housing stock of inter-war and post-war semi-detached houses. Romford town centre has higher-density flat developments and conversions. The Rainham and Elm Park areas contain 1960s and 1970s housing that may have older electrical installations.
A growing rental market boosted by Elizabeth line connectivity from Romford and Harold Wood, attracting commuters seeking better value than inner London. Our accredited engineers regularly carry out emergency lights certificate work across Havering for private landlords, letting agents and HMO operators, and are familiar with the RM1, RM2, RM3, RM4, RM5, RM6, RM7, RM11, RM12, RM13, RM14 postcode areas.
Havering is outside the London Congestion Charge Zone, so no congestion surcharge applies here. We also regularly book Emergency Lights appointments in neighbouring boroughs such as Redbridge, Barking & Dagenham, Bexley, so if your portfolio spans more than one area we can usually coordinate visits on the same day.
