What is PAT Testing?
Portable Appliance Testing (PAT) is the inspection and testing of portable electrical appliances — anything with a plug, from kettles and toasters to washing machines and lamps — to confirm they are safe to use. Our engineer visually inspects each appliance for damage, then carries out electrical safety tests including earth continuity and insulation resistance.
While not a named legal requirement, PAT Testing is the recognised way for landlords in Barking & Dagenham to demonstrate they have met their duty of care under the Landlord and Tenant Act 1985 and the Electrical Equipment (Safety) Regulations 2016. Most landlord insurance policies specifically require it for furnished lets.
PAT Testing in Barking & Dagenham — local property context
The Becontree Estate, which the council puts at about 29,000 homes across 11 wards, is mainly two- and three-storey terraces and cottages in red brick or render, with tall brick chimneys. Across the borough, 68.8% of households live in a house, while purpose-built flats house 27.7%, against 40.3% across London (Census 2021).
The council said in January 2025 that private renting, its fastest-growing tenure, covers "nearly a third of all homes", above the 24.2% counted at Census 2021. Our accredited PAT testers regularly test furnished lets and HMOs across the IG11, RM8, RM10, RM9, RM6, RM7 postcode areas, and carry out PAT Testing across Barking & Dagenham for private landlords, letting agents and HMO operators.
