What is Legionella Risk Assessment?
Every landlord has a duty to assess legionella risk; a professional assessment is the safer option for HMOs and larger or more complex water systems.
Legal basis: Health and Safety at Work etc. Act 1974 and COSHH 2002 require a water system risk assessment, with ACoP L8 as the approved code of practice. There is no statutory requirement for an annual test certificate or a fixed review interval.
Legionella in Newham — local property context
Newham has been significantly transformed by the 2012 Olympics and continued regeneration, with new build developments alongside older Victorian and post-war terraced housing. The borough has very high HMO activity, particularly in Forest Gate, Manor Park, and Plaistow. Elizabeth line access from Stratford has increased rental demand and landlord investment significantly.
One of London's fastest-growing rental markets with strong yields and high demand driven by Stratford's connectivity and Queen Elizabeth Olympic Park. Our accredited engineers regularly carry out legionella risk assessment work across Newham for private landlords, letting agents and HMO operators, and are familiar with the E6, E7, E13, E15, E16, E20 postcode areas.
Newham is outside the London Congestion Charge Zone, so no congestion surcharge applies here. We also regularly book Legionella appointments in neighbouring boroughs such as Hackney, Tower Hamlets, Barking & Dagenham, so if your portfolio spans more than one area we can usually coordinate visits on the same day.
