What is PAT Testing?
Portable Appliance Testing (PAT) is the inspection and testing of portable electrical appliances — anything with a plug, from kettles and toasters to washing machines and lamps — to confirm they are safe to use. Our engineer visually inspects each appliance for damage, then carries out electrical safety tests including earth continuity and insulation resistance.
While not a named legal requirement, PAT Testing is the recognised way for landlords in Lambeth to demonstrate they have met their duty of care under the Landlord and Tenant Act 1985 and the Electrical Equipment (Safety) Regulations 2016. Most landlord insurance policies specifically require it for furnished lets.
PAT Testing in Lambeth — local property context
Lambeth is largely a borough of flats: at the 2021 Census, 51.6% of households lived in purpose-built flats, against 40.3% across London. Houses are a minority, with 15.0% of households in terraced houses (London 21.3%), 7.8% in semi-detached and 2.0% in detached homes. A further 1.1% lived in commercial buildings such as flats over shops.
More Lambeth households rent from the council or a housing association than from a private landlord, and most private lets in the borough now need a council licence. Our accredited PAT testers regularly test furnished lets and HMOs across the SW2, SW9, SW16, SW4, SW8, SE27, SE11, SE24, SE1, SE5, SW12, SE21, SE19 postcode areas, and carry out PAT Testing across Lambeth for private landlords, letting agents and HMO operators.
