What is Legionella Risk Assessment?
Every landlord has a duty to assess legionella risk; a professional assessment is the safer option for HMOs and larger or more complex water systems.
Legal basis: Health and Safety at Work etc. Act 1974 and COSHH 2002 require a water system risk assessment, with ACoP L8 as the approved code of practice. There is no statutory requirement for an annual test certificate or a fixed review interval.
Legionella in Lambeth — local property context
Lambeth is one of London's most active rental boroughs, with large stocks of Victorian terraces in Brixton, Stockwell, and Clapham, converted mansion blocks in Streatham, and significant estate housing throughout. HMO activity is very high across the borough. Many Victorian conversions have ageing electrical systems, and EICR inspections frequently identify missing RCD protection.
One of the highest rental yields in inner South London. Very high tenant demand driven by Northern line and Victoria line access. Our accredited engineers regularly carry out legionella risk assessment work across Lambeth for private landlords, letting agents and HMO operators, and are familiar with the SE1, SE5, SE11, SE24, SE27, SW2, SW4, SW8, SW9, SW16 postcode areas.
Lambeth is outside the London Congestion Charge Zone, so no congestion surcharge applies here. We also regularly book Legionella appointments in neighbouring boroughs such as Southwark, Wandsworth, Croydon, so if your portfolio spans more than one area we can usually coordinate visits on the same day.
