What is PAT Testing?
Portable Appliance Testing (PAT) is the inspection and testing of portable electrical appliances — anything with a plug, from kettles and toasters to washing machines and lamps — to confirm they are safe to use. Our engineer visually inspects each appliance for damage, then carries out electrical safety tests including earth continuity and insulation resistance.
While not a named legal requirement, PAT Testing is the recognised way for landlords in Southwark to demonstrate they have met their duty of care under the Landlord and Tenant Act 1985 and the Electrical Equipment (Safety) Regulations 2016. Most landlord insurance policies specifically require it for furnished lets.
PAT Testing in Southwark — local property context
Southwark's homes are mainly flats in purpose-built blocks, and much of the housing is recent: 26.7% of council tax properties were built from 2000 onwards (VOA 2025). Terraced houses hold 14.3% of households (Census 2021). For many lets, the block and whoever manages it shape the safety duties as much as the flat does.
Council tenants in Southwark are almost as numerous as private renters, who make up 28.7% of households, and the council licenses private lets in most of its wards. Our accredited PAT testers regularly test furnished lets and HMOs across the SE1, SE15, SE16, SE5, SE17, SE22, SE21, SE24 postcode areas, and carry out PAT Testing across Southwark for private landlords, letting agents and HMO operators.
