What is PAT Testing?
Portable Appliance Testing (PAT) is the inspection and testing of portable electrical appliances — anything with a plug, from kettles and toasters to washing machines and lamps — to confirm they are safe to use. Our engineer visually inspects each appliance for damage, then carries out electrical safety tests including earth continuity and insulation resistance.
While not a named legal requirement, PAT Testing is the recognised way for landlords in Hammersmith & Fulham to demonstrate they have met their duty of care under the Landlord and Tenant Act 1985 and the Electrical Equipment (Safety) Regulations 2016. Most landlord insurance policies specifically require it for furnished lets.
PAT Testing in Hammersmith & Fulham — local property context
Most Hammersmith and Fulham households live in flats: in Census 2021, 48.1% were in purpose-built flats and 24.5% in flats or bedsits in converted or shared houses. That second share is more than double London's, and 18.8% lived in terraced houses. The stock is old too: VOA figures date 55.7% of properties before 1919, against 29.1% London-wide.
Private renting is the borough's largest tenure. Council data from August 2024 put the borough's median two-bedroom rent fourth highest in London. Our accredited PAT testers regularly test furnished lets and HMOs across the SW6, W12, W6, W14 postcode areas, and carry out PAT Testing across Hammersmith & Fulham for private landlords, letting agents and HMO operators.
