What is PAT Testing?

Portable Appliance Testing (PAT) is the inspection and testing of portable electrical appliances — anything with a plug, from kettles and toasters to washing machines and lamps — to confirm they are safe to use. Our engineer visually inspects each appliance for damage, then carries out electrical safety tests including earth continuity and insulation resistance.

While not a named legal requirement, PAT Testing is the recognised way for landlords in Barnet to demonstrate they have met their duty of care under the Landlord and Tenant Act 1985 and the Electrical Equipment (Safety) Regulations 2016. Most landlord insurance policies specifically require it for furnished lets.

Insurance note: PAT Testing is not a named legal minimum, but landlords in Barnet should check their buildings and contents insurance policy — many insurers will refuse a claim arising from a faulty appliance if you cannot produce a current PAT certificate.

PAT Testing in Barnet — local property context

Little of Barnet's housing predates 1900: 6.5% of council tax properties, against 20.9% across London, while 21.2% were built in the 1930s alone (VOA 2025). Detached houses hold 10.1% of households, against 6.1% London-wide, purpose-built flats 36.6% and terraced houses only 14.9%. A further 1.3% live in a commercial building, such as a flat over a shop (Census 2021).

In 22 of Barnet's 24 wards at least a fifth of homes are privately rented, rising to 48% in Golders Green (Census 2021). Our accredited PAT testers regularly test furnished lets and HMOs across the EN5, NW9, HA8, NW11, NW4, N12, NW7, N3, N2, EN4, N20, NW2, N11 postcode areas, and carry out PAT Testing across Barnet for private landlords, letting agents and HMO operators.

PAT testing in Barnet: two-year and four-year intervals

Barnet's HMO licence conditions set two PAT intervals instead of one. Portable equipment supplied by the landlord should be tested every 2 years, and fridges, washing machines and electric fires every 4 years.

A shared house supplied with a kettle, a toaster and a washing machine therefore runs on two cycles; testing everything at the two-year mark keeps them together.
