What is Legionella Risk Assessment?
Every landlord has a duty to assess legionella risk; a professional assessment is the safer option for HMOs and larger or more complex water systems.
Legal basis: Health and Safety at Work etc. Act 1974 and COSHH 2002 require a water system risk assessment, with ACoP L8 as the approved code of practice. There is no statutory requirement for an annual test certificate or a fixed review interval.
Legionella in Barnet — local property context
Barnet is one of London's largest boroughs by area and contains a mix of Victorian and Edwardian terraces in areas like East Finchley and High Barnet, 1930s semi-detached homes in the suburbs, and purpose-built flat developments. The borough has significant HMO activity around Finchley, Golders Green, and Hendon.
A large private rented sector driven by proximity to the Northern line and good schools, with strong demand from young professionals and families. Our accredited engineers regularly carry out legionella risk assessment work across Barnet for private landlords, letting agents and HMO operators, and are familiar with the EN4, EN5, N2, N3, N11, N12, N14, N20, NW4, NW7, NW9 postcode areas.
Barnet is outside the London Congestion Charge Zone, so no congestion surcharge applies here. We also regularly book Legionella appointments in neighbouring boroughs such as Enfield, Haringey, Brent, so if your portfolio spans more than one area we can usually coordinate visits on the same day.
