What is Fire Safety Certificate?
Every landlord — a working smoke alarm on every storey and a CO alarm in any room with a fixed combustion appliance, tested at the start of every tenancy.
Legal basis: Smoke and Carbon Monoxide Alarm (England) Regulations 2015, amended 2022 — landlords must fit and test smoke and carbon monoxide alarms in rental properties.
Fire Safety Cert in City of London — local property context
The City of London has a small residential population relative to its commercial footprint, with housing concentrated in the Barbican Estate and a small number of conversion apartments. However, surrounding commercial properties frequently require electrical and fire safety compliance, particularly for landlords converting office space.
Primarily a commercial compliance market. Residential landlords are few but high-value, with premium rents reflecting central location. Our accredited engineers regularly carry out fire safety certificate work across City of London for private landlords, letting agents and HMO operators, and are familiar with the EC1, EC2, EC3, EC4 postcode areas.
City of London falls within the London Congestion Charge Zone, so a £20 surcharge applies on top of the price above. We also regularly book Fire Safety Cert appointments in neighbouring boroughs such as Islington, Hackney, Tower Hamlets, so if your portfolio spans more than one area we can usually coordinate visits on the same day.
