What is Emergency Lights Certificate?
Landlords of HMOs, bedsits and blocks of flats with emergency lighting on escape routes.
Legal basis: Tested to BS 5266-1. Required under the Regulatory Reform (Fire Safety) Order 2005 wherever emergency lighting is installed on an escape route — common in HMOs, bedsits and leasehold blocks.
Emergency Lights in Enfield — local property context
Enfield is a large outer London borough with a varied housing stock — Victorian and Edwardian terraces in Edmonton and Palmers Green, inter-war semis across the suburbs, and newer developments in the south. The Edmonton and Ponders End areas have a high concentration of older properties now in the private rented sector.
A growing rental market with improving transport links. Good yields compared to inner London boroughs. Our accredited engineers regularly carry out emergency lights certificate work across Enfield for private landlords, letting agents and HMO operators, and are familiar with the EN1, EN2, EN3, N9, N13, N14, N18, N21 postcode areas.
Enfield is outside the London Congestion Charge Zone, so no congestion surcharge applies here. We also regularly book Emergency Lights appointments in neighbouring boroughs such as Barnet, Haringey, Waltham Forest, so if your portfolio spans more than one area we can usually coordinate visits on the same day.
