What is Emergency Lights Certificate?
Landlords of HMOs, bedsits and blocks of flats with emergency lighting on escape routes.
Legal basis: Tested to BS 5266-1. Required under the Regulatory Reform (Fire Safety) Order 2005 wherever emergency lighting is installed on an escape route — common in HMOs, bedsits and leasehold blocks.
Emergency Lights in Merton — local property context
Merton is a predominantly residential borough with large stocks of Victorian and Edwardian terraces in Wimbledon, Colliers Wood, and Mitcham, alongside significant inter-war semi-detached housing. Many properties are family homes with long tenancy histories, and some older installations have not been updated since original construction.
A stable family rental market with good schools and Northern line access from Wimbledon. Lower HMO density than inner boroughs. Our accredited engineers regularly carry out emergency lights certificate work across Merton for private landlords, letting agents and HMO operators, and are familiar with the CR4, SM4, SW19, SW20 postcode areas.
Merton is outside the London Congestion Charge Zone, so no congestion surcharge applies here. We also regularly book Emergency Lights appointments in neighbouring boroughs such as Sutton, Kingston upon Thames, Wandsworth, so if your portfolio spans more than one area we can usually coordinate visits on the same day.
