What Factors Affect the Cost of an EICR?

Several variables influence how much an EICR costs beyond the basic property size:

Age of the electrical installation

Properties built before the 1970s — or those that have never had the wiring updated — present a more complex inspection. Older wiring systems (such as rubber-insulated cables or rewirable fuses) require more careful assessment and additional testing, which adds time and therefore cost.

Number of circuits

An EICR involves testing every circuit in the property. A modern 3-bedroom house typically has 8–12 circuits. A property that has been extended or modified over many years may have considerably more. More circuits mean a longer inspection and a higher price.

Number of consumer units

Some properties — particularly those that have been extended — have more than one consumer unit (fuse board). Each unit must be inspected and tested, adding time to the job.

Accessibility

If circuits are difficult to trace, if floorboards need to be lifted, or if the property has concealed wiring, the inspection will take longer. In most standard rental properties this is not an issue, but HMOs and older converted buildings can present access challenges.

Location

Engineer rates in central London and some other high-cost-of-living areas are typically 10–20% higher than rates in outer London or the South East. This is a reflection of higher operating costs, not a difference in inspection quality.

Additional EICR Charges to Be Aware Of

When comparing quotes from other providers, always ask whether the quoted price is inclusive of all charges. Some electricians quote a low base rate and then add call-out fees, parking charges or an additional fee for the certificate document.

Remedial Work Costs After a Failed EICR

If the EICR identifies C1 or C2 defects, you will need to arrange remedial work before the property can be declared electrically safe. Remedial work is priced separately from the EICR — and costs vary enormously depending on what needs to be fixed.

Common remedial items and approximate costs:

  • Adding an RCD to an older consumer unit: £80–£150
  • Replacing a consumer unit (fuse board upgrade): £350–£600
  • Replacing damaged or deteriorated wiring on a single circuit: £100–£300
  • Bonding an unconnected gas or water pipe: £50–£100
  • Full rewire (older property): £2,500–£6,000+

The inspecting electrician should provide a written quote for remedial work before proceeding. You are not obliged to use the same electrician for remedial work as for the EICR, though using the same firm is often more convenient and can be faster.

Is a Cheap EICR Reliable?

A common question among landlords trying to minimise costs is whether a cheaper EICR is just as good as a more expensive one.

The short answer: a cheap EICR from an unaccredited or poorly qualified electrician is worse than no EICR at all — because it gives you false confidence and no legal protection.

A genuine EICR on a standard 2–3 bedroom house should take 2–4 hours. An electrician quoting £40–£50 for a 3-bed house and completing the job in under an hour is almost certainly not conducting a proper inspection and test. If a local authority later inspects the property and finds defects that a competent EICR should have identified, you could still face enforcement action — even if you have a certificate.

Things to check when choosing an EICR provider:

  • Are they registered with NICEIC, NAPIT or Elecsa? (Verifiable on each scheme's website)
  • Do they hold the City & Guilds 2391 or equivalent inspection and testing qualification?
  • Do they provide a full EICR report (not just a pass/fail letter)?
  • Is the price genuinely fixed, or will extras be added later?

How to Get the Best Value EICR

Book in advance. Last-minute bookings — particularly where a tenancy is about to start — can limit your choice of engineer and sometimes attract a premium. Booking a week or more in advance gives you access to the full range of appointment slots.
